Property Readiness (Must Be Met Before Launch)
- Fully functional electricity, water, hot water, and AC
- No unresolved maintenance issues (leaks, mold, pests, broken fixtures)
- Reliable internet suitable for streaming and remote work
- Property must be professionally cleaned before onboarding
Non-negotiable:
We do not launch or manage properties with unresolved infrastructure issues.
Furnishing & Guest Experience Standards
- Quality mattress and bedding (hotel-level, not worn or mismatched)
- Adequate seating and functional dining/work area
- Blackout curtains or effective window treatments
- Fully equipped kitchen (no “starter only” setups)
- Adequate lighting throughout the space
Non-negotiable:
Guest comfort directly impacts reviews and occupancy — this cannot be compromised.
Visual & Marketing Standards
- Professional photography after setup is complete
- Cohesive design (no random or outdated furniture pieces)
- Decluttered and staged for short-term rental use
Non-negotiable:
We will not market a property that we wouldn’t confidently ourselves myself.
Safety & Compliance
- Smoke detectors installed and working
- Fire extinguisher accessible (optional, but would be a plus)
- Secure locks and entry system
- Property complies with local regulations and building standards
Non-negotiable:
Guest safety and platform compliance are mandatory.
Financial Commitment
- Budget allocated for initial improvements (furnishings, setup, repairs)
- Ongoing maintenance fund for wear and tear
- Approval process in place for urgent fixes
Non-negotiable:
Successful properties require reinvestment — this is not optional.
Communication & Decision-Making
- Owner agrees to timely responses (especially for urgent issues)
- Trust in professional recommendations
- Clear expectations on performance timelines
Non-negotiable:
Delayed decisions cost bookings and reviews.
Expectations Alignment
- Understanding that STR success is not instant
- Willingness to adjust pricing, setup, or strategy if needed
- Acceptance that results reflect the condition of the property
Non-negotiable:
We cannot guarantee results without alignment and cooperation.
